Legislation for Private Rented Sector Landlords
From 1 October 2015 it will be compulsory for all landlords to fit smoke alarms and carbon monoxide detectors in rented homes
New laws coming into force in October mean that all landlords (except registered social landlords) must:
- Fit at least one smoke alarm on each floor of their premises.
- Fit a carbon monoxide detector in rooms containing a solid fuel appliance.
- check that all alarms are working when a new tenancy starts.
Please note that some tenancies such as Houses in Multiple Occupation, student halls of residence, hostels and refuges, care homes, hospitals and hospices, long leases and lodgers are excluded.
Failure to comply with the rules could mean facing a penalty charge of up to £5,000.

Private landlords can apply for a free smoke alarm/carbon monoxide detector, the Isle of Wight Fire and Rescue Services have a limited number of smoke alarms and carbon monoxide detectors for relevant 'at risk' properties.
